Service Description

1. Strategic Real Estate Initiatives: - Work with hospitals and owner personnel to identify, negotiate, and contract for real estate assets necessary for implementing strategic initiatives in the market. 2. Broker Management: - Hire brokers to identify alternative property sites. Recommend potential sites to group management. 3. Transaction Negotiation: - Negotiate terms and conditions for each transaction. - Direct brokers, engineers, title companies, and attorneys to complete closings. 4. Due Diligence: - Manage all due diligence processes on properties prior to the closing of acquisitions. 5. Internal Approval Processes: - Obtain internal approval of funds for property acquisitions. - Ensure internal approvals for lease transactions. 6. Lease Negotiation and Processing: - Negotiate all lease terms and conditions for various asset types. - Process leases for execution. 7. Asset Management: - Serve as the asset manager for medical office buildings owned by physicians at each site location. 8. Financial Goals: - Be responsible for achieving net operating income and building expense goals. 9. Communication and Reporting: - Participate in monthly asset manager calls to report on issues and activities within the building managers. - Meet with property managers and senior management regularly to discuss leasing strategies and prospects for medical office buildings on campus. This role involves a strategic approach to real estate, encompassing identification, negotiation, and management of assets for healthcare-related strategic initiatives. It also requires effective communication with brokers, legal and financial professionals, and internal stakeholders to ensure successful acquisitions and leasing processes.
